Home loan repayment modeller
See how your loan balance falls over time. Enter your loan balance, interest rate and repayment amount, and the chart shows when you’d pay the loan off and how much interest you’d save by paying more than the minimum. Click “Model this loan” on any loan above to fill in its rate.
How to get a better home loan deal
- Compare the comparison rate. It includes most fees, so a loan with a low headline rate but high fees can cost more.
- Keep your LVR at 80% or less. You’ll usually get a lower rate and avoid lenders mortgage insurance.
- Weigh up cashback offers. A $3,000 cashback is worth less than a rate that’s 0.25% lower on a $600,000 loan after about two years.
- Use an offset account. Money in an offset reduces the balance you pay interest on, without locking it away.
- Ask your lender to match. If you find a lower rate here, ask your current lender to match it before you switch.
Frequently asked questions
Where do these home loan rates come from?
Every rate comes from the lender’s own official product data, published under Australia’s Open Banking (Consumer Data Right) rules. We collect it from every lender in the official register and refresh it every morning.
What is a comparison rate?
The comparison rate combines the interest rate with most of the loan’s fees and charges into one figure, so you can compare the true cost of different loans. It’s based on a set example loan (often $150,000 over 25 years), so it may not match your situation exactly.
What is LVR and why does it change my rate?
LVR (loan to value ratio) is your loan amount divided by the property’s value. Most lenders charge lower rates when you borrow less of the property’s value, and many add lenders mortgage insurance above 80% LVR. Enter your loan amount and property value to see the rates for your LVR.
How do home loan cashback offers work?
Some lenders pay a cash bonus, usually $2,000 to $4,000, when you take out a new loan or refinance. Offers normally need a minimum loan amount and settlement by a set date. Compare the interest rate too: a slightly higher rate can cost more than the cashback over a few years.
How much can I save with extra repayments?
Use the home loan repayment modeller on this page. Enter your loan balance, interest rate and the amount you plan to repay, and it shows how quickly your loan would be paid off, the total interest, and how much you’d save compared with the minimum repayment.
